In Invasion of the Bane and other episodes throughout the first series, though, the address of the house is clearly 12. Considering the house is depicted both in dialogue and visually as being directly across the road from number 13, though — in stories such as Whatever Happened to Sarah Jane?, The Lost Boy and The Day of the Clown — 12 is more likely.
